Tenant communication for small landlords: templates that cut the follow-up calls
Good tenant communication is a quick acknowledgment, a scheduled time and a close-out message for every request. It also creates a record: Texas repair rules turn on when the landlord received notice (Property Code § 92.052), so dated written messages matter.

Three messages per request
1) Got it: "Thanks, we received your request about the sink leak in 4B. We will confirm a time today." 2) Scheduled: "ABC Plumbing will come Tuesday between 9 and 12. Reply if that does not work." 3) Done: "The plumber reports the leak is fixed. Please reply if anything is still wrong."
Keep it in writing
Ask tenants to send requests by text or email so there is a date stamp. Save your replies with the work order.
